Before possession, final payment or a resale purchase, establish how the property on the ground compares with what has been represented.
Land Forensics Pvt Ltd provides building survey and flat inspection services for buyers of apartments, independent houses and completed buildings. We examine measurable areas, visible site conditions and the particulars supplied in the agreement and plans. The aim is to identify discrepancies early and give buyers a clear, documented basis for questions, clarification and further professional review.
Our property inspection combines physical observations with document comparison. A quoted area, a room layout and a stated undivided share of land require different checks. We keep those checks distinct, record the measurement basis and explain which conclusions are supported by the material available.

Explore agreement checks →Review carpet area and built-up area against clearly stated measurement assumptions.
Explore area verification →Cross-check the stated land share and property identity across the supplied records.
Explore UDS verification →We review the buyer’s agreement, schedules, available floor plans and specification list alongside the property being inspected. The examination can cover flat number, floor, room arrangement, dimensions, balconies, parking references and identified inclusions. Differences between marketing descriptions, contractual particulars and observed conditions are recorded separately.
For completed buildings, the scope can include the described floors, accessible constructed areas and specified facilities. We identify missing information and apparent deviations requiring clarification, rather than assuming that a brochure or an unverified plan establishes what has been approved or delivered.
Our flat inspection and area measurement service records accessible room dimensions and compares the resulting measurements with the areas stated in the supplied documents. Carpet area, built-up area and any common-area loading are presented on their respective stated bases; unlike area categories are not treated as directly interchangeable. The RERA Act provides the statutory reference for carpet area where applicable.
Before comparison, we document the treatment of walls, balconies, shafts, terraces and other relevant components under the agreed method. The report explains measurements, calculations, inaccessible portions and any apparent variance, with sketches or reference photographs where commissioned.

Within the inspection, UDS verification is a documentary reconciliation of the land share represented for the purchase. We compare the extent or proportion stated in the agreement, sale deed and other supplied schedules with the underlying land particulars available for review. Survey references, total land extent, unit identity and inconsistent figures are flagged for further examination.
UDS is reviewed separately from the measured floor space. An on-site room measurement does not establish a buyer’s ownership entitlement. Where allocation information or supporting records are incomplete, the report states the gap and identifies questions for the seller, developer or the buyer’s advocate.
An agreed visual inspection can record accessible finishes, visible cracks, dampness indicators, doors, windows, flooring and readily observable service issues. The inspection is directed towards identifiable discrepancies and snagging points relevant to a flat handover, resale apartment or constructed-building purchase.
Observations are photographed and linked to their location where permitted. Structural adequacy, concealed defects, electrical safety, waterproofing performance and material quality require appropriate specialist assessment or testing; these are not inferred from appearance alone. Any specialist inspection or certification is separately scoped.
Share the property location, purchase stage, agreement, available plans and the concerns you want examined. Land Forensics Pvt Ltd agrees the areas, access arrangements, measurement method and deliverables before the visit. Field observations are then reconciled with the supplied material, with material differences and unresolved questions organised for buyer review.
The same disciplined approach supports apartment buyers, independent-house purchasers and buyers of completed commercial buildings. The inspection scope follows the property and the decision, rather than assuming every building requires an identical checklist.
Recorded dimensions, area calculations and the measurement basis used for comparison.
Agreement particulars, stated land-share figures and inconsistencies requiring clarification.
Location-linked observations, accessible snagging points, limitations and recommended follow-up checks.
