Land Forensics Pvt Ltd
Examine the facts before you commit.
6Analytical segmentsA connected examination of the records and ground reality.
63Verification parametersOne structured framework for a more informed purchase decision.
Every property decision rests on one question: do the documents, the people and the physical property tell the same story? Land Forensics answers it through an independent property due diligence report. We trace the ownership chain, examine encumbrances, compare revenue records, search accessible court records and investigate the site. The purpose is to establish what the available evidence shows, where accounts conflict and which facts remain unresolved before you commit money.
Property fraud rarely announces itself on the face of a document. A missing transfer, an owner impersonation, a cancelled power of attorney, a different revenue-record holder or a survey number that does not match the ground can change the whole transaction. Occupation, access restrictions and undisclosed disputes may only emerge during enquiries at the property. A buyer can face a blocked resale; an investor can have capital tied up; a lender can discover that its stated security differs from the asset on site.
Our property document verification combines source comparison with a physical investigation on every accepted file. Findings are marked verified, observed or requiring further verification, with the source and search limitations explained. The report is factual and investigative. We do not issue legal opinions, certify ownership or guarantee a transaction, a loan sanction or recovery. The engagement does not include a legal scrutiny report.
Discuss your requirement →Property document verification records the evidence, exceptions and agreed search limits.
A property title search report alone does not establish current occupation or confirm that physical access matches the documents.
The PropertyScreen™ framework
Six connected segments. One structured investigation.
The 63 checks are organised into six segments. Their application is recorded against the property type and agreed assignment: 15 title checks, 10 identity checks, 9 site checks, 10 court checks, 9 revenue checks and 10 approval checks. A finding is evaluated in context, with exceptions and unavailable records visible in the final matrix.

How the investigation proceeds.
1. Share the documents and property details
Provide the location, survey and subdivision numbers, available deeds, revenue extracts and the parties involved. Explain whether the decision concerns a purchase, investment, development or security review.
2. Agree the scope and search period
We confirm the property, questions, search years, applicable checks, site access, deliverables and fee before starting. A 30-year search may be agreed where appropriate; it is not a universal promise or a substitute for identifying an earlier break.
3. Search the relevant records
The team examines commissioned registration, revenue and court sources, including relevant SRO records where accessible. Source dates and reference particulars are recorded so the findings can be traced.
4. Investigate the physical site
A site visit records possession indicators, current use, visible boundaries and access conditions within the agreed lawful access. Local statements are attributed and cross-checked where possible.
5. Cross-check documents against observations
We compare identifiers, extents, names, chronology and representations across sources. The property legal verification process highlights discrepancies such as a different occupier, an unexplained subdivision or a missing release.
6. Deliver and explain the report
The completed property due diligence findings are delivered digitally through the access-controlled method agreed for the assignment. A walk-through call explains the matrix, important exceptions and source limitations.

What you receive.
- Property Health Grade: a one-page summary brings material findings into a quick-reading overview. The grade reflects the evidence and stated limitations of this assignment; it is not a title certificate, valuation, investment rating or prediction that a future dispute cannot arise.
- Parameter matrix and risk flags: each of the 63 checks carries a reasoned status and source reference. Red, amber and green communicate attention levels, while unavailable or inapplicable items are separately identified.
- Unresolved issues list: the report gathers missing documents, unexplained contradictions, access limitations and questions needing further factual verification. You can see which matters remain open before deciding whether to proceed, pause or commission an additional investigation. This service excludes a legal scrutiny report.
- Evidence appendix: relevant photographs, document references, available extracts and record-to-site comparisons accompany the findings within the agreed scope. An indicative survey overlay may be included where source plans and appropriate measurements are available.
- Delivery and confidentiality: fees, timing, authorised recipients and the digital delivery method are confirmed in writing after reviewing the file. Sharing should be limited to the intended recipients.
Who uses this service?
Home and plot buyers, NRIs, investors, developers, family trusts and corporate owners use the service for purchases, inherited assets, acquisitions and portfolios. Property document verification is scoped to the asset and question, with property-specific exceptions recorded instead of a standardised assumption that every file is complete.
Banks, NBFCs and housing finance companies can commission collateral due diligence to investigate the existence, identity, occupation and access of proposed security. These checks also inform NPA monitoring and recovery investigations. We do not determine creditworthiness, approve lending or confirm enforceability. We do not issue a legal opinion for home loan or bank loan decisions.
Individual, batch and portfolio assignments can use an agreed reporting format. Disputed assets and proceedings-related concerns can be scoped separately through our litigation investigation service or NCLT and insolvency intelligence.
Why Land Forensics?
We combine documentary comparison with a physical investigation and work independently of the seller, borrower and broker. Corporate and insolvency investigation experience informs how we examine chronology, relationships and competing accounts. Findings remain evidence-based; suspicion is not reported as an established allegation.
Chennai and wider Tamil Nadu assignments are scoped around local records, travel and site-access requirements. Our property legal verification records its sources and exceptions in a structured, auditable format, which can be adapted to an institution’s agreed reporting fields. Patta verification, party checks and land verification are considered together so a mismatch in one source can be followed through the rest of the file.

Questions about the service.
What does the report examine?
A property due diligence report examines the agreed ownership chain, encumbrances, identity particulars, revenue records, accessible proceedings and physical site. It organises findings and exceptions with evidence.
What is outside the scope?
We investigate and report facts. We do not issue legal opinions, provide a legal scrutiny report, certify title or guarantee a purchase or lending outcome.
How does this differ from an online check?
An online extract shows information recorded in a particular system at a particular time. Our investigation compares sources with party particulars and site observations.
How far back do searches go?
The search period is agreed after reviewing the property history and available records. Thirty years may be appropriate for a particular assignment, but an older gap, an earlier transaction or incomplete indexing may require a different period.
Are revenue records compared with the site?
Yes, within the agreed scope and lawful access. Relevant patta, chitta, FMB or urban record particulars are compared with the supplied identifiers and physical observations.
Can an institution commission a security review?
Yes. Collateral due diligence can be scoped for banks, NBFCs or housing finance companies to examine property identity, occupation, access and documentary inconsistencies.
Can you handle multiple properties?
Individual files, defined batches and portfolio programmes can be discussed. The engagement establishes the locations, number of assets, priority order, common report fields and property-specific exceptions.
What will it cost and how do we start?
The quote is scope-based. Share the location, property type, available records and decision timeline through our contact page.
